About

Dow Real Estate Group

A Conroe-based commercial brokerage led by Jacob Dow, affiliated with CB&A Commercial.

The brokerage

Built on diligence first and marketing second, in that order.

Dow Real Estate Group handles commercial property across Montgomery County and the greater Houston market: industrial, office and retail, leasing and sales, landlord side and tenant side.

The practice is deliberately not a volume shop. Most Dow transactions are small to mid-size leases, land tracts and income property where the client is making a decision that materially affects their business. That kind of decision deserves someone who has actually read the deed chain, pulled the comparable evidence, checked the zoning and permitted use, and can tell the client what is uncertain rather than papering over it.

Every property Dow works on gets a written file: ownership and deed chain from the county record, comparable evidence with asking and executed rates clearly separated, lease type stated on every comparison, and the open risks named. Clients get the file, not just the conclusion. When a figure is not supported by a document, the client is told it is unsupported. Nothing gets rounded into existence to make a page look complete.

Marketing that actually moves a listing

Dow listings are marketed through Marathon Creative, the media and marketing agency Jacob also owns. That means professional photography and drone work, a real offering package, and a flyer a tenant-rep broker will actually open, produced in house rather than ordered from a template. In a market where a broker scans fifteen listings in an afternoon, the package decides which three get a call. That marketing capacity is why Dow carries more listings than a solo practice usually can, and those listings are what generate the tenant-rep work.

The agent

Jacob Dow

Listing agent and founder of Dow Real Estate Group. Licensed Texas real estate agent affiliated with CB&A Commercial.

Jacob built Dow Real Estate Group around commercial property in Conroe and Montgomery County, a market he works in person rather than from a screen. He represents landlords filling space, tenants trying not to sign the wrong lease, and buyers and sellers of income property and land. The deal flow runs in both directions: he brings agents to other brokers' listings regularly, and they bring tenants to his.

He also mentors commercial agents at CB&A Commercial, which keeps him in constant contact with how deals are actually trading across the Houston market rather than how they are advertised.

Beyond brokerage, Jacob owns Marathon Creative, a media and marketing agency, and works with Builder Connect Group, a network of residential builders in the Houston area. That second relationship produces a service line most brokerages do not have: advising residential builders who are moving into commercial development for the first time, on site sourcing, zoning, development feasibility and deal structure.

How Jacob works

  • Usually represents one side of a transaction, so the client knows exactly whose interest is being advanced
  • Writes the property file before the opinion, and shares the file
  • Labels a rate as asking unless a closed transaction is confirmed
  • States lease type on every comparable, and flags any comparison across lease types
  • Pulls the recorded instrument from the county clerk when the deed chain raises a signing-authority question
  • Runs an environmental history check on industrial property with industrial tenant history before marketing it

The brokerage relationship

Jacob Dow is a licensed Texas real estate agent affiliated with CB&A Commercial. Under Texas law a real estate licence is held under a sponsoring broker, and listings belong to the broker rather than to the agent. Dow Real Estate Group is the brand Jacob practises under; CB&A Commercial is the sponsoring brokerage behind the transactions.

Jacob additionally serves as a mentor to commercial agents at CB&A Commercial.

What that means for a client

It means the transaction sits inside an established brokerage with its own compliance, trust account and errors-and-omissions coverage, while the day-to-day work stays with the person you actually hired. You deal with Jacob directly, start to finish. There is no handoff to a junior after the listing agreement is signed.

Before representation begins you will receive the TREC Information About Brokerage Services notice, which explains the types of representation available in Texas and the duties each one carries.
